PM Awas Yojana 2026: Eligibility, Benefits, Subsidy, Online Apply, Documents and Status Check
Pradhan Mantri Awas Yojana (PMAY) is the Government of India’s flagship housing programme created to make permanent housing more accessible to eligible families. It currently works through two major routes: PMAY-Urban 2.0 for eligible urban households and Pradhan Mantri Awaas Yojana-Gramin (PMAY-G) for rural households.
PMAY-U 2.0 is a five-year mission that began in September 2024 and aims to support one crore additional urban poor and middle-class families. PMAY-G has been extended from FY 2024-25 to FY 2028-29 for two crore additional rural houses. Depending on location and eligibility, PMAY may support house construction, purchase of an affordable home, rental housing or an eligible home-loan interest subsidy.

What Is PM Awas Yojana?
PMAY follows the wider goal of “Housing for All,” but its urban and rural components are different. PMAY-U 2.0 can support construction on owned land, purchase of an affordable house, affordable rental housing or an eligible home loan. PMAY-G mainly supports houseless rural families and families living in eligible kutcha or inadequate houses identified through the official beneficiary-selection process.
PMAY-Urban 2.0 Eligibility
A family applying under PMAY-U 2.0 should belong to the EWS, LIG or MIG category, live in an urban area and not own a pucca house anywhere in India.
EWS covers annual household income up to ₹3 lakh. LIG covers income above ₹3 lakh and up to ₹6 lakh, while MIG covers income above ₹6 lakh and up to ₹9 lakh.
A beneficiary who has already received a house under a Central Government, State/UT Government or local-government housing scheme during the previous 20 years is generally not eligible. The scheme also gives importance to women’s ownership, with the female head expected to be owner or co-owner in applicable cases.
Four Verticals Under PMAY-U 2.0
PMAY-U 2.0 has four verticals. Beneficiary Led Construction (BLC) supports eligible EWS families that own land and need help to build a house. Affordable Housing in Partnership (AHP) provides affordable homes through approved projects.
Affordable Rental Housing (ARH) is meant for people who need reasonably priced rental accommodation, including migrants, workers, working women, students and other eligible groups. The Interest Subsidy Scheme (ISS) reduces the interest burden on eligible home loans taken by EWS, LIG and MIG households.
PMAY-U 2.0 Subsidy and Assistance
Under BLC and AHP, government assistance is generally ₹2.50 lakh per eligible housing unit, with the Centre-State sharing pattern differing across States and Union Territories. State governments and urban local bodies may add further support.
Under ISS, households with annual income up to ₹9 lakh may qualify for a 4% interest subsidy on the first ₹8 lakh of an eligible home loan for up to 12 years. The total loan may be up to ₹25 lakh and the property value up to ₹35 lakh. The maximum actual subsidy release is ₹1.80 lakh, normally paid in five annual instalments.
This ₹1.80 lakh is not a cash grant for every PMAY applicant. It applies specifically to eligible home loans under ISS.
PMAY-Gramin Eligibility
PMAY-G is meant for eligible rural households that are houseless or live in specified inadequate kutcha houses. Selection is based on housing-deprivation criteria, SECC 2011 data, Awaas+ lists and updated surveys, followed by Gram Sabha verification and the prescribed process.
Under the revised exclusion rules, a household may be excluded for conditions such as owning a motorised three- or four-wheeler, specified mechanised agricultural equipment, having a Kisan Credit Card limit of ₹50,000 or more, having a government employee, operating a registered non-agricultural enterprise, having a member earning above ₹15,000 per month, paying income or professional tax, or owning land above notified limits.
Ownership of a motorised two-wheeler, refrigerator, landline phone or mechanised fishing boat is no longer by itself an automatic exclusion.
PMAY-G Financial Assistance
Eligible PMAY-G beneficiaries receive ₹1.20 lakh per house in plain areas and ₹1.30 lakh in North-Eastern States and specified hilly areas, including Jammu & Kashmir and Ladakh. The minimum house size is 25 square metres, including a hygienic cooking space.
Beneficiaries can also receive support for 90 or 95 person-days of unskilled labour under MGNREGS and ₹12,000 for toilet construction through Swachh Bharat Mission-Gramin, MGNREGS or another approved source. Water, electricity and LPG connections may also be facilitated through other government schemes.
How to Apply for PMAY-U 2.0 Online
Urban applicants can apply through the official PMAY-U 2.0 unified portal. After choosing “Apply for PMAY-U 2.0,” the applicant completes the eligibility check, selects the suitable vertical and authenticates Aadhaar through OTP.
The application then asks for personal, family, income, address and housing details. After submission, applicants should save the acknowledgement or application number for tracking. Those needing assistance can approach the concerned Urban Local Body or an authorised help facility.
How PMAY-G Registration Works
PMAY-G does not work like a simple open online subsidy form. Rural households are identified through approved surveys and beneficiary lists. The Awaas+ 2024 process was introduced to identify additional eligible families using updated criteria, e-KYC and face-based authentication.
Households should ensure that Aadhaar, family and housing details are recorded correctly during the authorised survey and verification process. Inclusion in a survey does not automatically guarantee sanction; final eligibility, verification and target availability still matter.
Documents Commonly Required
Applicants should generally keep Aadhaar, a working mobile number, bank-account details, residence information, income proof where required, land or property documents for construction cases and relevant household details ready. Home-loan applicants will also need documents required by the bank or housing finance company.
Names in Aadhaar, bank records and application documents should match, as discrepancies may delay verification or payment.
How to Check PMAY Status
PMAY-U 2.0 applicants can track their application through the official urban housing portal. For interest-subsidy cases, the lending institution also verifies the loan before subsidy release.
Under PMAY-G, beneficiary, sanction, instalment and construction-progress information is maintained through AwaasSoft and the PMAY-G system. Beneficiaries can use official reporting facilities where available or contact the Gram Panchayat or block-level authority.
How Is the Assistance Paid?
Under PMAY-G, approved assistance is transferred electronically to the beneficiary’s bank or post-office account and is linked to construction progress. Under PMAY-U 2.0, the payment route depends on the vertical. ISS subsidy is linked to an eligible housing loan and released only after verification and fulfilment of loan conditions.
Latest PMAY Progress
PMAY remains one of India’s largest public housing programmes. In August 2026, the government reported that more than 1.25 crore houses had been sanctioned under PMAY-U and PMAY-U 2.0 together, with more than one crore houses completed and delivered.
Under the new PMAY-G phase, by late July 2026 States had been allocated targets of about 1.22 crore houses, of which around 97.48 lakh had been sanctioned.
Important Points to Remember
Applicants should use only official government portals, recognised banks, housing finance companies and authorised local offices. No private agent can guarantee approval simply by charging a fee.
Urban and rural benefits should not be confused. The maximum ₹1.80 lakh subsidy relates to eligible PMAY-U 2.0 home loans under ISS. The ₹1.20 lakh or ₹1.30 lakh assistance refers to PMAY-G rural housing support. Urban applications can be submitted through the PMAY-U system, while rural selection is mainly survey and beneficiary-list based.
